RESPONSIBILITIES:
Conducts financial analysis for client's national portfolio, including the creation of detailed pro-forma and financial models. Must be able to understand debt, valuation methodologies, and other real estate finance tools and metrics, including waterfalls for different deal structures.
Develop and lead real estate solution activities encompassing acquisition, restructure, ground leasing, and portfolio and asset problem solving
Conducts ongoing analysis of operations and performance of the existing real estate portfolio, including performance vs. pro-forma
Construct, manipulate, and modify Excel-based models to calculate returns including IRR, NPV, and cash returns
Manages the transaction process, including due diligence, site selection, environmental process, scheduling, deal points, negotiations, and status reports for targeted transactions from acquisition to disposition for a variety of public- private (P3) real estate transactions
Prepares source selection documents, analyses responses, and reports findings

SUMMARY:
The Concourse Group is looking for a skilled analyst with the ability to work in a small team environment to solve problems with various client data sets. This position is primarily remote but may require infrequent visits to client locations throughout the National Capital Region. This position requires strong skills in designing, developing, and maintaining very large data models. Candidate will join our highly skilled team to assist with R-coding-based data management and analysis. EMERGENCY MANAGEMENT RESEARCH ANALYST
OVERVIEW
Our Homeland Security Sector seeks candidates for a Research Analyst position to support projects within the Systems Resilience (SR) and Emergency Management (EM) practice areas. Spanning multi-disciplinary and cross-functional practices, our HS sector develops and applies innovative approaches to analyze emerging threats (including all-hazards preparedness and emerging climate risks), identify needs, drive organizational change, and implement resilience across federal, state, local, tribal, territorial, academic, private sector, and non-governmental organizations.
Research Analysts have varied analytical, program support, and administrative responsibilities—such as research, qualitative and quantitative analysis, stakeholder engagement support, preparing reports and briefings for senior government officials and the public, and performing administrative duties. Successful candidates will have excellent written and oral communication skills, strong analytical skills, and be comfortable in fast-faced environments. This is an entry-level position – both recent graduates and those with relevant experience are invited to apply.
RESPONSIBILITIES
Conduct policy analysis and research on emergency management, homeland security, all-hazards preparedness, climate adaptation, and resilience topics under the direction of a project manager and working in collaboration with other team members.
Support research and analysis for a wide range of potential activities and reports, including tabletop exercises, field assessments, technology demonstrations, functional and full-scale exercises, risk assessments, climate resilience, training events, and other high-visibility, complex, and time-sensitive tasks.
Support stakeholder outreach, coordination, and communication activities for a variety of homeland security, preparedness, and resilience activities, events, and projects.
Support the production of Homeland Security Exercise and Evaluation (HSEEP) exercise documentation, memoranda, briefings, and presentations.
Support research, administration, logistics, conduct, and notetaking for meetings and events
Collect data and information to prepare reports, assessments, and analytical materials; use qualitative and quantitative analytical techniques to draw conclusions from data.
Develop high-quality written communications products in Microsoft Office and PowerPoint.
Provide a strong attention to detail and adherence to a formal writing style guide to create consistent and professional reports, assessments, and other written deliverables.
Write, edit, and proofread data for use in documents or sections of documents such as manuals, procedures, specifications, special reports, and other deliverables.

REQUIRED QUALIFICATIONS
Bachelor’s degree from an accredited university, preferably in a national or homeland security, public policy, emergency management, social science, or climate adaptation.
